Every Greek short-term rental must be registered with the AADE (the tax authority) and show its Property Registry number (ΑΜΑ) on every platform listing. The number does not transfer with the sale — a buyer registers again under their own tax number — but an existing one signals the property already operates legally, and we surface it where the agency discloses it. Rules tightened in 2025, including a freeze on new registrations in the most saturated central-Athens districts; the islands are far less constrained.
