How to read these numbers
- Asking prices, not transactions. Indonesia has no public register of closed sales. Everything here is what sellers ask, which runs above what properties close at.
- Freehold and leasehold are different products. A leasehold villa is priced for its remaining term — comparing it 1:1 with a freehold price overstates how cheap it is. That is why the medians are split.
- Live data, daily refresh. Medians recompute from the current catalog every day; delisted and sold properties drop out automatically.
- Yield beats price. A cheap villa in a weak rental area is worse than a fair-priced one in a strong one — see net yields per listing on the Bali listings.
