Real occupancy, nightly rates and RevPAR from live Airbnb calendars across the Côte d’Azur, the French Alps and Provence — the data layer for buying a French vacation rental on numbers, not brochures.
France splits into three very different rental economies: the premium summer Riviera (Cannes, Antibes, Saint-Tropez, Cap Ferrat), the dual-season French Alps (Chamonix, Courchevel, Megève — winter ski plus summer hiking) and the villa-and-village market of Provence. The data window below is summer-weighted, so Alpine winter demand is not yet fully reflected. For-sale listings ranked by verified yield are coming; the market data is already live below.

Yes — short-term rentals are registered with the local mairie, and in larger towns (including much of the Riviera) a registration number is mandatory; rentals of a primary residence are capped at 120 nights a year, with “changement d’usage” authorisation required for second homes. The 2024 “Le Meur” law tightened these rules further. Confirm the commune’s position before underwriting.
The Alps run two seasons — a strong winter ski season (December–April) and a growing summer hiking-and-lakes season. The data window on this page is currently summer-weighted, so winter occupancy is not yet fully captured; treat the Alpine figures as a partial-season view.
Brixfox tracks live Airbnb availability calendars across France and derives occupancy, ADR and RevPAR from observed bookings — the same engine behind our Bali, Portugal, Dubai and Spain markets. It is real market data shown in USD, not survey estimates.
