Foreigners can freely own condominium units (up to 49% of a building’s area) and commonly hold villas via long leasehold or a Thai company structure. Short-term (daily) rentals of condos sit in a legal grey area under the Hotel Act, so most investors target villas or licensed serviced developments. Always take Thai legal advice on the specific building and structure.
