Short-term letting in Italy: what we can and cannot say

Every Italian short-term let needs a national identification code (CIN) from the Banca Dati Strutture Ricettive (the national CIN database), shown on every advert, and most regions add a code of their own. The database sits behind an authenticated portal, so Brixfox shows a code only where the listing itself discloses one and never presents a listing as registered.

A CIN is issued for a unit to the person who operates it, and it does not pass with the sale: the buyer files the regional code and the national CIN again under their own codice fiscale. Have an Italian commercialista confirm the comune still accepts new short-term lets (Florence and Venice cap them in their historic centres) before underwriting rental income.

Listings are published region by region once a region passes its data checks. A pin is the portal’s own, which it blurs, or the comune’s centre where the listing has none. Freehold, priced in EUR.
