Cyprus STR Data: Where Occupancy and Nightly Rate Pull in Opposite Directions

Cyprus is often discussed as a single short-term-rental market, which is unhelpful the moment you look at the numbers. The table below is drawn from daily Airbnb calendar tracking across four areas — Limassol, Paphos, Larnaca and Coral Bay — and reports tracked listing counts, occupancy, average ADR and average monthly revenue as measured, not modelled.

Read across the rows rather than down a single column. The area with the strongest occupancy is not the area with the strongest nightly rate, and the area with the strongest nightly rate is not the area with the strongest revenue. Those three facts are the whole story of this dataset, and they matter more than any single headline figure.

What the data says

  • Limassol leads on both occupancy (71%) and average monthly revenue ($5,071), across the largest tracked sample here at 432 listings.
  • Coral Bay posts the highest average ADR in the set at $236 — roughly $39 above Limassol's $197 — yet the lowest occupancy at 52%.
  • That rate premium only partly compensates: Coral Bay's $3,661 average monthly revenue sits well below Limassol's $5,071.
  • Paphos is the second-deepest market at 328 tracked listings and holds occupancy at 69%, close to Limassol's 71%, but its $176 average ADR and $2,869 average monthly revenue land it in a clearly different revenue band.
  • Larnaca is the softest row on every measure shown: 63% occupancy, a $144 average ADR and $2,233 average monthly revenue, from 171 tracked listings.

Every figure below is measured from daily Airbnb calendar data for the tracked listings in each area.

High rate, thin calendar: reading Coral Bay

Coral Bay is the clearest example of a pattern investors run into repeatedly: a strong nightly rate attached to a shorter booked season. At $236, its average ADR is the highest in this set, but 52% occupancy is the lowest, and the result is $3,661 in average monthly revenue — ahead of Paphos and Larnaca, behind Limassol.

It is also the thinnest sample here at 140 tracked listings, against 432 in Limassol. That does not make the numbers wrong; it does mean the area figure is built from fewer calendars and will be more sensitive to the mix of properties inside it.

Occupancy alone does not rank these markets

Paphos and Limassol are only two percentage points apart on occupancy — 69% against 71% — but they are not two percentage points apart on outcome. Limassol's average monthly revenue of $5,071 is materially above Paphos's $2,869, with the $197 versus $176 average ADR gap and the property mix behind each figure doing the work.

Larnaca makes the same point from the other end. At 63% occupancy, it is not far off the pack on nights booked, but the $144 average ADR is the lowest in the table and the $2,233 average monthly revenue follows it down. Nights sold and money earned are separate questions.

One note on how these columns fit together

Average ADR and average monthly revenue are different statistics measured separately — one averages each bedroom band's midpoint nightly rate, the other averages realised monthly revenue across tracked listings. You should not expect to reconstruct one column by multiplying the other two, and where the arithmetic does not tie out, that is the mix of unit sizes and calendars inside each area showing through, not an error in the table.

An area average is a filter, not a verdict

Everything above describes areas, not properties. Limassol's 71% occupancy and $5,071 average monthly revenue are the aggregate of 432 tracked listings that differ in bedroom count, sea view, walkability, licensing status and how actively they are priced. Individual listings inside every row here will sit above and below the area figure, and a weaker average does not rule out a strong specific asset in Larnaca any more than Limassol's average guarantees one.

Use these numbers the way they are meant to be used: to decide which areas deserve a closer look and which do not.
