What the data says

  • Seminyak leads on every measure that matters — 63% occupancy, $446 nightly, ~$5,661/month, the highest in Bali. The premium, proven market.
  • Canggu is the depth-and-demand play. 2,290 tracked listings (the largest pool), 59% occupancy and a $340 rate — liquidity plus the island’s strongest digital-nomad and surf demand.
  • Uluwatu balances high occupancy (60%) with lower entry prices than Seminyak — attractive for clifftop/luxury villa buyers.
  • Ubud is high-volume but lower-yield (48%, $2,305/mo) — inland, wellness-driven, more seasonal than the coast.

One thing buyers must check: leasehold

Most Bali villas are sold leasehold (a fixed term, e.g. 25–30 years), not freehold.
